chevron_rightLeasing Requirements for Owners
Leasing is permitted here at Daniel's Landing. Leases must be a minimum of one (1) year and the owner must provide the following information to the HOA.
New Tenant Requirements
No Move-In will be permitted until the following requirements are met:
- Copy of Signed Lease
- Copy of Addendum signed by both the Owner AND Tenant Addendum - click here
- Copy of Criminal Background Check provided by Owner
- Persons will current security clearance – Military, Federal or State – may provide this document instead of the background check.
- $175 Tenant Impact Fee will be billed to Owners’ account and payment will need to be made payable to Daniel’s Landing HOA. The HOA will not accept payment (cash, check or money order) FROM THE TENANT for the Tenant Impact Fee. (Please make sure your rental agent is aware that we do not take funds from the tenant).
Daniel’s Landing HOA requires that each owner who intends to lease his/her property to provide the items listed above (each time a new lease is signed these MUST be provided). It is the responsibility of the Owner to provide the listed information, regardless of who manages the property. The Owner will be held responsible for obtaining the information and providing it to the Association. The failure to provide the information is considered a violation and will follow the violation fine structure noted in the Daniels Landing HOA Rules and Regulations.
Upon renewal of any lease; copies of the renewal documents ARE REQUIRED to be submitted to the office so that the HOA records are kept up to date, at all times.
Once the items above have been provided, the new tenant will need to come to the HOA office, located within the clubhouse to obtain a Welcome Packet. The Welcome packet will include a few forms that will need to be completed, if applicable.
- Vehicle Registration form (decal will be issued, one per vehicle)
- Bicycle Registration (tags will be issued to put on each bike)
- Pet Registration form
- Access key FOB for the pool and fitness center (if requested by owner) Owner/Leasing Agent usually will provide to the tenant.

Excerpt of the Rules and Regulations regarding Leasing
All rentals must be for an initial term of not less than one (1) year. If any owner is found to lease their unit for any time frame less than one year there will be an IMMEDIATE $500 fine assessed to their account. No lease of a Unit shall be executed without the Owner first performing a background check on the prospective tenant(s). Persons with current security clearance – Military, Federal or State – may provide this instead of the background check. Prospective tenant(s) that have been convicted of a felony are not permitted to lease a Unit in Daniel’s Landing. The background check should include criminal records and confirmation that the potential renter is not on the sex offender registry.In addition, all leases must comply with Article 15 of the Master Deed. Within seven (7) days after executing a lease agreement for the lease of a Unit, the Owner shall provide the Association with a copy of the lease and a copy of the background check results. The owner will also provide payment of a Tenant Impact Fee to the Owners Association for every new tenant that moves into the community. The fee is determined by the Board of Directors and may change. The name of all tenant(s) occupying the Unit shall be provided. The Owner must make available to the tenant(s) copies of the Master Deed, By-Laws, Rules and Regulations, and ARB Standards. Failure to comply with the above tenant requirements will constitute a violation and will follow the penalty and fine schedule herewithin.

chevron_rightAre there instructions for the gas grills?
Yes, each grill has grilling instructions that must be read carefully and strictly adhered to. Please make sure that you turn off the propane tank when you are finished grilling. The grill must be cleaned after each use, there is brush provided and then the cover should be replaced. Please notify the HOA office if you find any issues with the grill so that we may correct it.

Pool HoursOpen - 9:00 am - 10:00 pm Closed - 8:00 am - 9:00 am for cleaning.Lap Swimmingis available from 6:00 am - 8:00 amYour key FOB must be activated for Lap Swim so you will need to stop by the HOA office to reprogram your key FOB.No Pets are allowed inside the pool area - This is a SC DHEC (Department of Health and Environmental Control) rule and will cause the pool to be shut down if pets are inside.No Smoking in the pool area.No Glass or other breakable items are allowed inside the pool gates. Broken glass will cause a 5 day pool closure, draining of the pool which will be costly to the HOA, and thus to the owners. If you are at the pool and see someone with glass, kindly remind them that it is prohibited.Children that are not yet potty trained should ALWAYS wear swim diapers in the pool. Parents should have extras at hand and constantly check to see if they need to be changed. In addition, anyone of any age, who may be incontinent or feeling ill should not be swimming in the pool to avoid any accidents. All bodily fluid accidents such as urine, feces, vomit or blood getting in the pool water will cause a mandatory pool closure that can be as long as 3 days.Please be considerate of your friends and neighbors; how you act can effect the entire community. chevron_rightWhat are the Amenities at Daniel's Landing?
Clubhouse: The beautiful Daniel's Landing Clubhouse is the hub of all social activities for the community. Within its walls you will find a 2 story community room, business center, media room, game room and fitness center. Coffee Bar is available. All these amenites are available for the use of the owners, residents and their guests. To rent the clubhouse for use for your special event please complete the Rental Agreement form - click here: Clubhouse Rental Agreement
Fitness Center: The Daniel's Landing Fitness Center is located within the clubhouse. It can be accessed 24/7 via a key fob issued to homeowners or their tenants through the HOA Business Office. If you need a key fob please contact the HOA Business Office at (843) 971-1954. The Fitness Center consists of two rooms. The first room is equipped with ellipticals, treadmills, leg press and a multi-station gym. The second room is perfect for floor exercises, stretching, yoga and group fitness activities. We also have treadmill, elliptical and cycling machines. Both rooms have TVs and DVD players.Pool and Whirlpool Spa: The pool and spa have sweeping marsh views and are available to residents and their guests from 9:00 a.m. - 10:00 p.m. 7 days a week. If you would like to do early morning lap swims, please advise the HOA office staff so that your key fob can be adjusted for earlier hours.
Grills: There are gas grills located throughout the community, propane provided. Each grilling area also has a table for your use and enjoyment.
Putting Greens: There are two(2) putting greens on site, one is located near the pool and the other is located adjacent to Building 6.

Yes, Owners may make changes to the interior of their unit. But the desired alteration or modification must first be approved by the Architectural Review Board. Information regarding the ARB is provided in the HOA section of this website under ARB Info.

Yes, most of our communication to the Residents is through email. Make sure that the HOA has you most up to date email address so you do not miss out on anything. In addition there is a Message Board on this site for community interaction, and a Blog where we will post articles or information on a variety of topics.

chevron_rightCan I have a Golf Cart?
Yes, Golf Carts are permitted here at Daniel's Landing. They must be registered with the HOA office and have a parking decal. Owners and/or Tenants that have an electric golf cart must pay an annual charging fee of $50. There are two charging stations located in the community. One is adjacent to the mailroom and the other is located near the compactor. Golf carts MUST be parked in the unit's reserved spot, do not take up an non-reserved spot for your golf cart.Excerpt from Rules and Regulations regarding Golf Carts
All vehicles and golf carts MUST be registered with the management office and have a parking decal prominently displayed. All Owners will be issued (1) Owner’s decal for each licensed driver at no charge. All Tenant decals will be issued at a cost of $5.00 each to cover the cost of the decal to the HOA and this fee is non-refundable. Tenants must present their automobile registration information and a copy of their lease to obtain a car decal.
Golf carts can be charged ONLY at the charging stations located in the regime common areas. Owners must have a decal and are required to pay an annual charging fee to the regime.

chevron_rightCan my teenagers use the amenities without me?
Children under the age of fifteen (15) are not allowed to use any amenities, including the swimming pool, club house, game room or media center without parental supervision. Pool Rules for the use of the swimming pool have been established by the Association and are posted at the swimming area. These Pool Rules shall have the same force and effect as these Rules and Regulations.The Fitness Center is available to all Owners and Occupants eighteen (18) years of age or older on a 24-hour basis. Anyone under the age of eighteen (18) must be accompanied by a parent or guardian when using the Fitness Center. A key FOB is necessary in order to access the Fitness Center after office hours.

Yes, there is quarterly EXTERIOR pest control.Below is the schedule showing which building is treated during which months. If you are having problems with "live" insects in side your Unit, you may contact the HOA office and we will have them treat the interior of your Unit when they are here. If you request an interior treatment, all pets must be secured, or the technician will not enter the Unit.

The HOA maintains a copy of each units front door key and mailbox key, as long as they are provided by the Owner. The keys are available for check out from the HOA office during regular business hours. Owners must provide prior written permission to allow anyone other than themselves or their tenants to check out the key(s). The process of prior approval is to protect your home and your belongings, so please understand we do need your permission first.

chevron_rightWhat is included in my HOA Dues?
Your HOA dues are your ownership share of the annual budget for the community. The governing documents outline that each owner is to be responsible for their share based on the square footage of their ownership (unit). The fiscal year for Daniels Landing is from July 1st through June 30th. The Annual Budget can be found in the HOA section of this website under the HOA Documents tab. Only owners at Daniels Landing have access to the HOA section of this website.

MOVE IN INFORMATION
FOR NEW RESIDENTS AT DANIEL’S LANDING
- New RESIDENTS should come to the HOA office located in the Clubhouse building to register prior to move in; parking decals will be provided for each vehicle; tags given for any bikes stored on property, pet registration for any pets will also need to be completed. The required forms are listed below and available for download by clicking the link.
- If using a moving truck for your move, please notify the HOA office of the planned move in date. Since there are assigned parking areas, the HOA can let you know where the truck can park during unloading. Notifying the HOA office prior will prevent any issues on your move in day.
- Please be notified that no furniture may be dumped in the onsite garbage area, and only small moving boxes may be put in the compactor and must be broken down first. Large heavy moving boxes are prohibited and will need to be taken to a recycle center. The compactor is meant for household garbage only and cannot withstand the heavier boxes.
- A copy of the Rules and Regulations are found here on this website under “Public Documents”. All new residents are responsible to read and follow them.

No, commercial vehicles are NOT permitted.Excerpt from the Rules and Regulations regarding Commercial VehiclesNo recreational equipment, commercial equipment or oversized commercial vehicles shall be parked or stored within Daniel’s Landing. Recreational equipment and commercial equipment includes, but is not limited to. boats, campers, motor homes, trailers, tents, tractors or industrial machines. Golf carts may be permitted but must meet all requirements of a vehicle herein listed and must be parked in a designated parking space. The following are commonly accepted definitions of commercial vehicles: 1) Commercial Vehicle means a vehicle designed, maintained or used primarily for the transportation of property or passengers in furtherance of commercial enterprise. 2) Oversized Vehicle: a) “Oversized Vehicle” is defined as any motor vehicle, boat or trailer, which meets or exceeds at least two (2) of the following criteria: 23 feet in length; or 8 feet in height; or 7 feet in width. 3) Vehicle for Commercial use can be any vehicle used for, during, or as a “company car”, delivery, or service provider. Ownership of vehicle may be sole proprietor, cooperation, or business partnerships, etc.

These area's are reserved for Emergency personnel to have access to the fire department connector to the sprinkler system. Parking in that spot could mean the difference between life and death. DO NOT BLOCK THESE AREAS!

chevron_rightIs there assigned parking at Daniel's Landing?
Yes, each unit is assigned one (1) parking space that is for their exclusive use. The assigned parking list is provided below, click the link below.Parking Information per the Rules and RegulationsEach Unit has been assigned a specific parking space pursuant to the Master Deed. No vehicle shall be parked in an assigned parking space other than the vehicle of the Owner assigned to that space or his designated guest. The Association may otherwise reasonably restrict parking in particular spaces, such as handicapped spaces or spaces assigned for temporary parking for mail or clubhouse access. If any vehicle is parked on any portion of Daniel’s Landing in violation of the Rules and Regulations, the Master Deed and/or the By-Laws, the Association may place a notice on the vehicle specifying the nature of the violation and when the vehicle will be towed.All vehicles must be legal for public road use with a current tag and registration. Vehicles with flat tires or those that are not in mechanically useable condition are not allowed in Daniel’s Landing. Furthermore, vehicles placed on blocks or vehicles that appear to be abandoned are strictly prohibited.
Vehicles parked in general parking spaces (not reserved) will not be permitted to remain for a period exceeding one month without written permission of the Property Manager. The Board of Directors may, in its sole and absolute discretion, grant or deny the right for extended parking for any reason.

Yes pets are permitted, but limited to two (2) per unit. In addition, Daniel's Landing requires that all pets be registered at the HOA office. No pet may be left unattended outdoors. This includes any balcony or porch. No pet shall be permitted to use the balcony or porch as their bathroom. All pets must be kept on a leash and be under the physical control of a responsible person at all times. The person responsible for a pet must promptly remove any feces left upon the Common Elements or Limited Common Elements. Any damage to the Common Elements or Limited Common Elements caused by the Owner’s or Occupant’s pet shall be repaired at the Owner’s sole expense.

You can only have your pet on your balcony or patio if you are outside with them. Pets are not to be left unattended outdoors. In addition no porch or balcony can be used as a place for the pets to use the bathroom.If an Owner or Tenant is found to be allow their pet to be left on the balcony or porch unattended OR use the space as a bathroom, that is considered a Violation of the Rules and Regulations and can result in a fine beginning at $100.

Absolutely! All pet owners must pick up after their pets, there are pet waste stations throughout the community for your convenience. There should be NO reason for an owner/tenant to not pick up after their pet. If any Owner or Tenant is found NOT picking up after their pet it is a considered a violation of the Rules and Regulations and can result in fines that begin at $100. Please take the time to read the following information on the dangers of feces if not disposed of properly.

Dog Poop Dangers
Dog poop smells bad and no one likes stepping in it, but it is more than an inconvenience it is a legitimate danger. Dog pool dangers come is several forms.
- It poisons grass and lawns
- It carries hookworms, ringworms, tapeworms and more.
- It can transmit human diseases too!
- It pollutes waterways and is in the same EPA category as oil and mine runoff!
Dog Poop Carries Disease
Of course, dog poop can carry worms. This means if you dog visits the park or walks around the property and someone else left dog poop with worm eggs laying on the ground. Your pup is vulnerable. Dog poop can carry human-infecting ailments too, including vicious parasites. Among other things, fido feces can include:
- Giardia
- Salmonella
- Coli
- Parvo Virus
- Roundworms (the CDC shows 14% of Americans are infected with roundworms)
- Up to 23 million coliform bacterial per gram of poop!
Integrated leash/bag holders make it impossible to forget a bag when going out for a walk.
Dog Poop Contaminates Water
Many times it has been heard that they may not worry about a particular piece of poop because "it is about to rain soon anyway". Not picking up fresh poop before rainfall is even worse than letting it sit on a dry day!
When the rain washes over dog poop and it flows into the drainage system, that contaminated water is carried into local waterways. If you like to hang out at a nearby waterway, this means the fecal water could be mixed in where you enjoy swimming and boating! Studies indicate that about 90% of fecal coliform bacteria, which is used as a measure of water health and quality, is of non-human origin, mostly canine. Dog poop is considered so dangerous that it is in the same EPA pollutant category as oil and runoff from abandon mines, and two or three days worth of un-picked poop from 100 dogs can cause a big enough spike in bacteria levels to necessitate closing waterways within 20 miles to swimming and shell fishing.

The trash collection company that we use sorts all the household garbage they pick up at their transfer station for recycling. Through these methods, the community does recycle their household trash. chevron_rightWhat can go in the compactor?
Only household garbage is permitted to be put in the compactor. Unacceptable waste for commercial and multifamily service includes hazardous waste (examples include: paint, auto fluids, nickel cadmium batteries, and household and pool chemicals), electronics (computers, TVs, etc.), concrete, dirt, sod, sand, plaster, shingles, heavy building materials, hot ashes, tires, furniture of any kind, fluorescent bulbs and flammable or biomedical waste.No large heavy moving or shipping boxes are permitted to be put in the compactor, if you have small shipping boxes you must first break them down before they are put in the compactor.Information per your Rules and Regulations:All rubbish, trash and garbage shall be regularly removed from the Unit and shall not be allowed to accumulate therein. No garbage or trash shall be placed on the Common Elements or Limited Common Elements outside the Unit temporarily or otherwise. Trash must be taken directly to the dumpster for disposal. Any drainage or leaking garbage bags shall be the responsibility of the offending owner and/or their assignees. Double bagging is encouraged.
